Story :

A group of beautiful coeds discover that their dorm was once a mental hospital where unspeakable experiments were performed by a deranged physician trying to "cure" troubled teens. But now the mad doctor's ghost is back to continue his torturous work... and he's running out of patients!

ด็อกเตอร์แมกนัส เบิร์ค (มาร์ค โรลสตัน) ได้ทำการทดลองรักษาคนไข้ โดยการผ่าตัดต่อเซลล์สมองผ่านทางลูกนัยน์ตา แทนการผ่าเปิดกะโหลกศรีษะ แต่เกิดล้มเหลว ทำให้คนไข้ถึงแก่ชีวิต จากความล้มเหลวครั้งนี้ ทำให้ด็อกเตอร์แมกนัสถูกลงโทษ จากกลุ่มคนไข้ โดยการลากไปประชาทัณฑ์ที่ตึกแห่งหนึ่งจนถึงตาย ซึ่งได้กักขังร่างและวิญญาณไว้ที่ตึกแห่งนั้นตลอดกาล!!! ในเวลาต่อมา ตึกนี้ได้กลายเป็นหอพักวิทยาลัยของนักศึกษาเข้าใหม่กลุ่มหนึ่ง และเด็กกลุ่มนี้ได้ปลุกวิญญาณ ที่พร้อมกับ ความโกรธและความแค้น ของดอกเตอร์แมกนัสขึ้นมาอีกครั้ง … การเอาชีวิตรอดจากการตกเป็นเหยื่อ ความกลัว ความอาฆาต และความตาย กำลังจะเกิดขึ้น
